Hi, I’m Lucia Gugliuzzi.
For 22+ years, I’ve helped families across Vaughan and Ontario get a real answer on their mortgage — including the self-employed, the complex-income, and the people the big banks turned away.
My story
I’ve spent more than two decades in banking and mortgages — long enough to learn how lenders really make decisions, and long enough to be frustrated by how often good people get a “no” simply because they didn’t fit one bank’s narrow box. The self-employed business owner whose tax return doesn’t tell the whole story. The new-to-Canada family with no Canadian credit history yet. The homeowner who hit a rough patch. They aren’t bad risks — they just need someone who knows where to take their file.
That’s the work I love. As an independent broker licensed with Mortgage Architects, I’m not tied to a single lender’s products. I compare 50+ lenders — banks, credit unions, monoline and alternative lenders — and I present your file to the ones most likely to say yes, the right way.
My promise is simple: I’ll listen carefully to your situation, tell you honestly where you stand, and work harder for you than any big bank ever would. I believe everyone deserves a fair chance at homeownership — even when the bank says no. (And to be clear: I can’t promise an approval. Every approval depends on lender criteria. What I can promise is a straight answer and a real plan.)
